City of Weymouth Approves Permits for Weymouth Woods
As published in the New England Real Estate Journal - April 2000

Weymouth, MA - The City of Weymouth has approved all permits for Weymouth Woods Corporate Center, a 100,000 square foot first-class office development, locate on Libbey Parkway in Weymouth, Massachusetts. Of the new office space proposed in the 128/3 South markets, Weymouth Woods Corporate Center offers the best value and the most competitive amenity package available, including 5 parking spaces per 1,000 rentable square feet. Weymouth Woods Corporate Center is ideally located in a corporate campus-like setting, offering an attractive alternative to the Downtown Boston and Quincy/Braintree office tenant. "This is exactly the type of project Weymouth has been looking for," said James Clark, Weymouth's planning director. "We've been hoping to attract a Class-A office space to that park for some time. It's a very good fit for the community."

As vacancy rates in Boston continue to decrease, sending rental rates into the $50-$60 per s/f range, Weymouth Woods Corporate Center offers the savvy office tenant with space needs of 50,000 square feet or more a high-quality, first-class environment. The most distinguishing factor in the development and marketing of Weymouth Woods Corporate Center relates directly to the bottom line. Priced in the mid-20's, Weymouth Woods could offer the prospective 50,000 s/f tenant an opportunity to save $1,000,000 a year in rent over the course of a 10-year lease. Furthermore, the lead tenant would benefit from the lower overall business cost structure on the South Shore, in addition to the average employee drive-time savings of 15 to 90 minutes a day per employee. Other valued-added savings include a potential Economic Opportunity Area distinction and a generous supply of free on-site parking.

The building will feature 25,000 square-foot floor plates, a first-class lobby, a parking ratio of 5 spaces per 1,000 rentable square feet, and state-of-the-art building systems. According to the building's developer Dan DeMarco of Campanelli Companies, "Approximately 60,000-75,000 vehicles pass the Weymouth site on a daily basis. It seems self evident that if employees can get to a 21st century building without fighting their way through an hour and a half of traffic into Boston, they will be much happier. You can hop on the internet," Demarco continues, "send email, fax, and teleconference just as easily from Route 3 in Weymouth as you can from downtown Boston."

Exclusive leasing agent Peter Elliot LLC is seeking a lead tenant in the 40,000 to 50,000 square foot range. "Weymouth Woods Corporate Center will offer the lead tenant outstanding Route 3 visibility and corporate signage," according to Peter Brown, a partner with Peter Elliot LLC. "We are confident that Weymouth Woods will rank with the premier South Shore addresses of the new century." Tenants will enjoy congestion-free access off Route 3 at Exit 16, unparalleled visibility from Route 3, shuttle capabilities from Braintree train station, and a host of nearby amenities, all contributing to a superior corporate lifestyle. Weymouth Woods Corporate Center is scheduled to be delivered to the market in the 1st Quarter of 2001.
